  • SERVICES FOR SELLERS 

The moment you decide to sell your property, you should consider the services of a trusted Realtor® to handle the sale. It is a simple process that begins with a Listing Presentation where I will provide you with all the information about your property, suggested price, commissions, marketing, and recommendations. It is not only important to have a knowledgeable Realtor® as your advisor, but also a real estate company that can provide your Realtor® with the necessary tools to market your property above the competition such as direct marketing, networking, events, brochures and an extensive online syndication. Some of my services include –Listing presentation: tax information, title docs, property comparable, property financial feasibility, permits, gathering HOA documents, repairs or upgrades, current trends, pricing – Marketing plan: professional photography, staging, brochure design and distribution, virtual tour, drone. –MLS Listing: Coordinate open houses and showings 24/7, gather feedback from showings, provide prospective buyers with necessary information – Offers: Present all offers, verify buyer qualifications, pre-approval letter and buyer’s lender, assist in offer negotiation. –Offer accepted: send contract to buyer’s agent on due date and contract to title company, real estate legal services, lender. Coordinate inspections. Assist seller in negotiations. Confirm readiness to close and coordinate closing date, time & location. Change MLS status to CLOSED! 

 

  • SERVICES FOR BUYERS 

It is a very important decision when you decide to buy a property, either as your first home or as an investment. This decision is likely to be successful if you are represented and advised by an estate agent who knows the market and the process. To receive information, access to properties on the market and before touring a home, the buyer must sign a Buyer’s Representation Agreement. The Agreement  is required for both in-person and live virtual home tours. Please contact me to coordinate the initial Buyer’s Representation meeting.   

My buyer’s services include, but are not limited to: -Discussing buyer’s goals and search criteria- Sending buyer listings of available homes for sale or rent -Coordinating showings and logistics- Accompanying buyer to showings -Providing services of an affiliated top mortgage lender -Preparing purchase contract and submitting offer -Negotiating offer with listing agent -Sending contract to title company and buyer’s attorney -Ordering all necessary documents -Coordinating inspection, meet buyer and inspector at property – Assist with any pre-closing issues – Schedule final walk-through with buyer and seller – Attend closing with buyer, if needed. 

 

  • PROPERTY SEARCH

I can provide you with information on all properties for sale or rent on the market that meet your search criteria. Currently, as a prospective buyer or tenant, if your agent is providing MLS information, you will need to sign a Representation Agreement to receive this information and have access to the properties listed for sale or for rent. Please see Services  Buyers for more information. 

 

  • FIRST TIME BUYERS 

First-time buyers should be informed about all the options relevant to their decision to buy their first home. They should consider the location of the property, nearby schools, and the best loans available. Part of the process should be saving for a deposit, building up credit and establishing trust and a good relationship with a loan officer and an estate agent.  

 

  •  PRE-CONSTRUCTION 

A pre-construction project is available when developers release units that you can buy before and during construction. Buying pre-construction allows you to buy an apartment at the first stage prices and as construction progresses the prices will rise and so will your investment. Delivery times vary from 30 to 36 months depending on the project. 

A knowledgeable Realtor® will recommend the projects in the area you are interested in so that you can choose between the available projects. Once you have made your decision, it is important to sit down with your Realtor ® and review the floor plans, amenities and terms of your offer. 

 

  • COMMERCIAL PROPERTIES 

Commercial property investment is a compelling alternative, offering investors the potential for robust returns by tangible assets, thereby promoting capital preservation. In addition, commercial property investments typically involve less day-to-day management and maintenance responsibilities for the investor. 

Many of the properties we recommend have triple net or double net leases, where the tenant is responsible for insurance, maintenance costs and property taxes. This structure not only reduces the operational burden on the investor but also increases the predictability of cash flow.
